Happy Halloween | SUNNY PUREWAL REAL ESTATE
Halloween falls on October 31 because the ancient Gaelic festival of Samhain, considered the earliest known root of Halloween, occurred on this day.
In the eighth century, Pope Gregory III designated November 1 as a time to praise all saints.
Soon, All Saints' Day incorporated some traditions of Samhain and the evening before was known as All Hallows Eve, and later Halloween.
Over time, Halloween evolved into a day of activities like trick-or-treating, carving jack-o-lanterns, festive gatherings, donning costumes and eating treats.
Today’s the day to eat candies and sweets to your heart’s content! Happy Halloween! -
Ontario’s 1.5M Home Target Needs Reform | SUNNY PUREWAL REAL ESTATE
Ontario’s housing push faces a structural hurdle: fragmented zoning and code rules add cost, delay approvals, and make standardized building designs harder across municipalities.
The proposed fix centers on provincewide standards, as-of-right townhouses and multiplexes, tighter limits on parking and setbacks, and code reviews that could streamline projects.
Even with immediate reforms, Ontario municipalities would still need years to update plans, amend bylaws, align infrastructure, and process applications before supply meaningfully improves.
A current opening remains: eligible new-home buyers can access temporary HST relief through March 31, 2027, but builder track record still matters before signing.
Because new supply likely will not reshape affordability before 2031, buyers should plan around current prices, financing power, timelines, and the risks they can carry. -
High moving costs are pushing homeowners toward renovations
High home prices, transaction costs, and an aging population are reducing Canadians' likelihood to move, with home sales lagging behind population growth. Younger people enter homeownership later, and older homeowners tend to age in place. Rising costs make renovating existing homes more appealing, with many planning renovations financed by home equity. Renovations are also a common reason for refinancing.

Brampton Density Near Bramalea GO Faces Appeal | SUNNY PUREWAL REAL ESTATE
At 69 Bramalea Road, Brampton's current file shows a phased mixed-use plan with two towers, 572 homes, and ground-floor retail near Bramalea GO Station.
The proposal totals >400K sq-ft of gross floor area, replacing a much lower-intensity pattern with substantially more residential and commercial space overall.
Because the site sits in Brampton's mobility-hub area, added homes and shops near regional rail could better use existing transit infrastructure there.
Project details have shifted over time, and the municipal file remains under appeal, meaning permissions, design, timing, and the final built outcome could change.
For Brampton, station-area sites like this matter as growth continues, but the 572 homes stay proposed until appeals end, permissions finalize, and construction begins. -
GTA Homebuyers Enjoy More Choices with Longer Listings
We're seeing a noticeable shift in the Greater Toronto Area real estate market—homes are now taking three to four times longer to sell compared to 2022. In particular, condos are averaging 36 days on the market. This longer selling period is directly tied to increased inventory and a dip in buyer demand, impacting all types of homes. As someone who has navigated both fast-paced and slower markets across Brampton, Caledon, and the surrounding areas for over 17 years, I know how crucial strategic pricing and targeted marketing are in these conditions. Even in a market where properties linger, informed decisions and the right approach can make all the difference. My focus remains on providing honest advice and tailored strategies to help you move forward with confidence, no matter how the market shifts.

Ontario Micro-Condos Face Steep Depreciation | SUNNY PUREWAL REAL ESTATE
The GTA real estate market is shifting, and recent numbers highlight some key trends. As of mid-Q3 2026, the average home price across the GTA was $993,000—a 3% decline from last year, continuing the gradual easing we've seen for buyers. Condo apartments averaged $618,000, also down year-over-year, but it's the micro-condos (under 500 sq ft) that are feeling the most significant depreciation. These smallest units have been particularly challenging to sell, as more buyers are able to access larger spaces and demand from end users remains limited.
In early Q3, nearly every GTA neighbourhood with at least five condo sales (about 98%) saw units selling below list price. This has created exceptional negotiating opportunities for active buyers. Even single-family homes experienced underbidding in roughly 92% of neighbourhoods, though condos have proven more sensitive as investor interest has cooled and investor-type units spend longer on the market.
Drawing on years of experience navigating Brampton, Caledon, and the surrounding areas, I know that understanding these shifts—especially in a changing condo segment—can make all the difference when making your next move. My approach is always to provide honest advice and personalized service, helping you make confident decisions in any market condition.

GTA Homebuyer Competition Weakens Further | SUNNY PUREWAL REAL ESTATE
Buyer competition in the GTA has softened further as we settle into mid-Q3. Only 2% of qualifying neighbourhoods saw homes sell above asking—a drop from 3% earlier in the quarter—reflecting a quieter market for buyers. Out of 267 GTA neighbourhoods reviewed, 97% saw homes go for less than asking, while just 1% matched the list price. Bidding wars have become rare, a noticeable shift for those seeking opportunities. The divide between single-family homes and condos continues to narrow: 95% of single-family neighbourhoods and 98% of condos experienced underbidding. With 4,200 GTA homes sold during this period, 79% changed hands below asking—slightly higher than the 78% in early Q3—as single-family homes aligned with the broader trend of softer demand. As someone who has guided clients through every kind of market in Brampton and Caledon, I know how important it is to have the right strategy and local insight when market dynamics change. In quieter times, careful pricing and negotiation can make all the difference for buyers and sellers alike.
